Ladders and Scaffold for Apartment Maintenance Crews
Ladders and Scaffold for Apartment Maintenance Crews
Apartment maintenance is not construction work with a different address. It is fifty small jobs a day, each one at six to ten feet, in occupied units with furniture on the floor and a resident waiting. The equipment that suits it is different from what a framing crew carries.
Small Work, Repeated Fifty Times a Day
A typical day is ceiling fans, smoke detectors, light fixtures, HVAC filters, drywall patches and a lock that will not latch. Almost none of it needs height beyond a stepladder, and almost all of it needs one hand for a tool and one for balance.
That is the case for a platform ladder rather than a standard stepladder. A podium puts a guard rail and a standing platform at the working height, so both hands are free above the head, which matters on a ceiling fan with a resident standing in the doorway.
Our Werner Type IA fiberglass podium ladder starts at $292.21, and the stepladder range covers the 4 to 8 foot fiberglass ladders that do the rest of the day.
Stepladders and Twin Stepladders Inside Units
For general unit work a Type IA fiberglass stepladder at 300 pounds covers a maintenance tech plus tools, and fiberglass is the right choice near panels and fixtures rather than aluminum.
Where two people work the same ceiling, a twin stepladder lets both climb at once. Our Louisville Type IA twin stepladder starts at $199.89 and the Werner twin stepladder starts at $184.
Set both with the spreaders locked and never bridge a plank between two stepladders. If the job needs a deck, it needs a scaffold, not a board across two ladders.
Corridor and Common Area Ceilings
Corridor lighting and common area ceilings run in lines, and that is where ladder jacks at $180 for the pair earn their place, turning two extension ladders into a plank platform that moves along the run.
For longer runs or higher lobbies, a Baker/Perry style unit with four casters at $229 rolls through a standard door, sets up in a couple of minutes and gives a deck at six feet without staging ladders at every fixture.
Lock the casters before climbing, every time. A rolling unit on a corridor tile floor will move under a weight shift if it is not locked.
Stairwells and Mechanical Rooms
Stairwells are the hardest access in a property: sloped, narrow, and often with a ceiling that needs work at the top of a flight. A stepladder set on a tread is not the answer, and neither is packing under one leg.
A Baker unit or a compact tower set on the landing puts a level deck in a space where a ladder cannot be leveled, and it fits through the door at the bottom. Where the ceiling is above the flight itself, the work usually has to be planned around a shutoff rather than improvised around a ladder.
Buying for a Crew, Not a Truck
Property maintenance runs several techs across several buildings, so the question is not which ladder is best but how many of each a crew needs to stop borrowing from the next guy's truck.
One 6 foot stepladder and one podium per tech covers most unit work, with a twin stepladder, a Baker unit and a set of ladder jacks held at the shop for common areas. Feet and shoes get inspected on the cart every week, because a worn foot is what slides on a polished lobby floor.
Podium over stepladder: Both hands free at ceiling height is the difference on fan and fixture work.
No planks on stepladders: If the job needs a deck, use a Baker unit or a tower.
Maintenance Work Is a Volume Business
Apartment work rewards equipment that sets up in seconds and gets used every day. A podium per tech, a stepladder per truck, and a Baker unit at the shop cover almost everything a property throws at a crew.
Tell us how many techs and buildings you run and we will put together the ladder and scaffold list.
Everything ships from 5030 Dexham Rd. Ste. 103 in Rowlett, TX, and local crews can pick up the same day. Call 972-331-1090 and we will tell you what is on the floor right now.
